Home Inspections here in Arizona are just good common sense and I highly recommend them to all of my clients. Up front you must know that lenders do not require a home buyer to get a home inspection. Why I recommend them is that a home inspection can save you from buying a home that has physical problems that you may not be able to see, but are visible to a trained professional.
Typically home inspections are performed by an impartial 3rd party provider within 10 days of an Accepted Purchase Contract. A home inspection, which almost always includes a termite inspection, provides you with an overview of the physical condition of the home you want to purchase.
The Inspection Report, which is provided upon completion of the Home Inspection, provides photo documentation as well as a detailed description of the Inspector’s recommended repairs. Having this report available to you affords you the opportunity to evaluate the type of repairs needed and to obtain the cost of those repairs prior to the end of your 10 day inspection period.
I will let you know which inspections are necessary and which ones are discretionary, you can choose your own Inspector(s). I will be there on inspection day to assist you in reading the report and evaluating the type and cost of any proposed repairs.
