A Home Warranty is just good common sense and I recommend them to all of my clients. A home warranty is a service contract, which commences on the date you close escrow and protects you as the buyer, in the event a major appliance or component requires repair or replacement during your first year of home ownership.
The cost of repair and/or sometimes replacement is limited to a nominal fee, providing much needed reassurance and peace of mind that you will have no large out of pocket expenses for home repair. A home warranty also helps to alleviate buyer concerns about the lack of maintenance performed on properties that due to short sale or foreclosure have been vacant for an extended period of time.
The cost of the Home Warranty can be negotiated as part of a Purchase Contract. Whether the Seller, Buyer or Lender is paying for the warranty it is always included as a line item at closing and a part of your funds needed at closing
